Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
Bookings are subject to the following terms and conditions.
- A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
- A 25% deposit of the holiday cost is payable at the time of booking, deposits are refundable up until twelve weeks before the arrival date of the booking. Bookings made between twelve and six weeks before the arrival date of the booking are subject to a 25% non-refundable deposit. Bookings made less than six weeks before the arrival date of the booking must be paid in full at time of booking.
- Balance payments falling more than 9 days overdue will result in the loss of any deposit paid and the cancellation of the booking. Bookings made within 9 days of the arrival date of the booking will be cancelled and any prior payments forfeit if any balance remains outstanding 3 days prior to the arrival date of the booking.
- If requested the £150 refundable damage deposit MUST be paid at the same time as the balance payment or, if booked within six weeks of the arrival date, at the time of booking.
- If paying via electronic payment using the Holiday Rent Payment service a £150 Security deposit will be pre-authorised on your card 7 days prior to your arrival date. Any damages incurred will be charged from this service. The balance will be release 3 days post your departure date. We will always notify you prior to removing damage charges and should no damages occur then no money will leave your account. By making a booking your agree to this money being held in this manner.
- The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
- All cancellations must be notified in writing. If you cancel your holiday more than twelve weeks before it is due to start, then your deposit will be refunded. If you cancel your holiday less than twelve weeks but more than six weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable. Full details are available in our cancellation policy.
- We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
- No parties or events – the maximum number of persons using the accommodation at any time must not exceed 4 persons without prior permission. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
- Bookings cannot be accepted from persons under eighteen years of age.
- The owner reserves the right to refuse a booking without giving any reason.
- We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
- Tenancies normally commence at 15:00(PM) unless otherwise agreed and guests are required to vacate the rental by 10:00(AM) on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. Late departure may result in a delayed departure fee of £2.50 / 15 minutes.
- Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of you.
- Pets
- Only 2 pets are allowed at any one time.
- All pets must be pre-booked and the relevant fees paid at the time of booking.
- Please don’t let pets onto the furniture.
- Please limit your pets to the ground floor only, the clean costs are unfortunately much larger when pets are on carpeted floors. Where additional cleaning is required due to pets being allowed onto the first floor and additional cleaning fee will be taken from the damage deposit.
- Damage deposit (if taken) – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £100 is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages.
- Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
- Please do not move any furniture from one room to another.
- Please remove outdoor shoes upon entering the house.
- Outdoor clothing and shoes should be dried outdoors.
- The Heaters in the property are electric. Please refrain from hanging anything over them as this could pose a fire risk and/or cause damage to the property.
- Please lock the doors and close the windows when you leave the property unoccupied.
- Between your arrival and departure, the property keys are your responsibility, please refrain from leaving them in the key safe during your stay. Any loss of keys during your stay will be treated as property damage and charges will be incurred for replacements/change of locks.
- Please make sure you switch off lights and any electrical appliances when you go out – we’re an eco-friendly holiday home.
- Please don’t take any bath towels with you when you leave the property.
- The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
- The client may in no circumstance re-let or sublet the property, even free of charge, booking periods may be shared by prior approval, all tenants are encompassed by this contract and it is the bookers responsibility to make any additional tenants aware of this agreement. If it is found that the occupants of the property are not the tenants of the agreement the contract and tenancy will be termination immediately resulting in the loss of the booking, all fees paid will be forfeit.
- The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
- No compensation will be given for any temporary outage of electricity, water, internet connection or television service.
- No Electric Vehicles may be charged at the property.
- Power supply cannot be guaranteed in the event there is a power cut or power is isolated by the service provided in order to carry out works. In the event of short notice works, emergency works or a power cut during your stay no refund will be issued.
- Water supply cannot be guaranteed in the event the water main is isolated by the service provided in order to carry out works. In the event of short notice works, emergency works or burst/damaged pipes during your stay no refund will be issued.
- The owners are not responsible for the loss of any personal belongings or valuables of the guest.
- All inventory must remain in the property and not be taken to another property.
- Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
- Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
- Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
- We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
- Candles are not allowed inside the house.
- The wifi and internet connection should be treated as a public network at all times and we accept no responsibility for your internet privacy while you are using the network.
- You may use the smart features of any appliance in the property during your stay at your own risk. However it is your responsibility to ensure you sign out / remove your details from the devices pre departure. We will not accept any liability for usage of your accounts after your departure.
- Check-out – By 10:00AM on day of departure. Please remember it is your responsibility to empty the bins, take recycling out to the relevant bin and washup dirty dishes.
- Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
- Wherever possible if any breakages or issues with the property are caused/noticed please inform us/our representative ASAP. This allows us time to get things in place to resolve the issue as quickly as possible for you or the next guests, Thank you.
- We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
- This property is privately owned and we put a huge amount of effort and money into it. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
Booking Alterations
- Shortening the booking length is fully refundable up to 12 weeks before your booked arrival date.
- Shortening the booking length between 12 and 6 weeks before your booked arrival date will result in 10% of the difference falling due at the same time as any outstanding payments / balance payments [((Original total stay cost – new total stay cost ) ÷ 10) + any outstanding fees]
- Shortening the booking length less than 6 weeks before your booked arrival date will mean the full balance and deposit payment for the original booked period will be due / retained.
- Lengthening of the booked stay length is possible at any time subject to the dates being available.
- This is subject to the owner’s discretion
- An additional payment will be required for the extension and will fall due at the discretion of the owner
- All terms and conditions and cancellation policy will be applicable to any extended periods booked
Cancellation Policy
- All cancellations must be notified in writing.
- If you cancel your holiday more than twelve weeks before the booked arrival date, then your deposit will be refunded.
- If you cancel your holiday less than twelve weeks but more than six weeks before the booked arrival date, then your deposit will be forfeit.
- If you cancel less than 6 weeks before your booked arrival date, then the full balance remains due and is not refundable.
- If you cancel at any time before your booked arrival date but refer a friend who would like to take the holiday at full cost (subject to the same terms and conditions and for the same date period as the original booking) we will refund your full payment within 7 days of receiving your friend’s payment in full. [Please note it is a breach of our terms and conditions for you to sublet the property. Adjustment of tenants must be done through official channels and no profit should be made through this arrangement]
